What the management fee covers

Ongoing management brings rent collection, resident communication, maintenance coordination and owner reporting into one service. Your proposal identifies the properties and scope covered by the management agreement.

  • Rent collection and property-level statements
  • Maintenance coordination and communication
  • Lease administration and owner access through Suave Owners

Management fees and repair expenses are different

The percentage fee pays for management. It does not mean repair labor, materials or vendor invoices are free. Ask for the spending authorization, reserve requirements and any additional charges in writing before you sign. This lets you compare the complete cost rather than only the headline percentage.

A $3,500 monthly rent example

At the 7% rate, $3,500 of collected rent produces a $245 management fee. A new placement at that rent produces a one-time $1,750 placement fee. A qualifying portfolio with $15,000 of collected rent produces a $750 management fee at 5%. These examples illustrate fees, not net income; repairs and other property expenses are separate.

Compare proposals on the same basis

Check which rent the percentage applies to, what triggers a placement fee, whether renewals carry a charge, and how maintenance expenses are authorized. Suave charges its management percentage on rent actually collected. When no rent is collected, there is no management fee on that uncollected rent.
